In May 2025, residential home sales in Manitoba edged up year-over-year, reaching the second-highest level for the month in the province's history! This continued demand, coupled with tightening inventory, has pushed the average sale price in Manitoba to a new provincial record of $410,233 in May 2025, a significant increase of 10.5% from May 2024.

While new listings saw a modest increase, active listings across Manitoba actually declined by 13.3% compared to May 2024. This persistent shortage of available homes means that the "months of inventory" is low, indicating a strong seller's market. (Source: MREA, June 2025).
